As you will be aware, 1 May 2026 marked the most significant change to the private rented sector in a generation, with the Renters' Rights Act coming into full effect. The abolition of fixed-term tenancies, new possession grounds, stricter compliance obligations and the forthcoming Private Rented Sector Database all mean that managing a rental property has never required more specialist knowledge or more dedicated attention.
It is precisely because of this that we have made a decision we believe will significantly benefit our landlords
What is changing
We are separating our property management function from Talbies Residential, establishing a dedicated management company, whose sole focus is the day-to-day management, compliance and care of our landlords' properties.
This is not a cosmetic change. It means the team looking after your property will be specialists in property management — not lettings negotiators juggling multiple priorities. Their entire working day will be devoted to maintenance coordination, compliance monitoring, rent reviews, landlord reporting and everything in between.
What this means for you
- Your dedicated property manager remains your single point of contact
- Rent will continue to be collected and paid to you as normal via Talbies Residential
- All compliance documents, safety certificates and inspection reports will continue to be managed on your behalf
- Under the new management structure, you will benefit from a department entirely focused on keeping your property compliant, protected and performing
With the Renters' Rights Act now in force, the stakes around compliance have never been higher. Civil penalties of up to £7,000 apply for landlords who fall short of their obligations — and the complexity of Section 8 possession proceedings means that detailed record-keeping and proactive management are no longer optional. Our new structure is specifically designed to ensure you are never exposed.
