The letting out of a property is only one stage among numerous within the lettings process. The management and maintenance of a property is just as important - if not more important.

Ensuring your tenant is living in a safe environment not only safeguards you against particular laws and regulations, it also keeps your tenant happy in the knowledge that their well-being and best interest is in mind. Thus providing a much higher possibility of the tenant renewing their tenancy and ensuring you incur no void periods.

For the above to happen, as a landlord, you will need to make sure you are always available to take calls during and after work hours, have the time to make arrangements for contractors to visit your property for quotes and works, as well as having tried and tested contractors in the first place.

Please also note that it is the landlord's responsibility to make sure the property is in a constant safe and healthy living environment for tenants. Should a situation occur, through no fault of the tenant, which makes the property no longer safe / habitable (i.e. boiler breaks down in winter); it is the landlord's duty to have it rectified as quickly as possible. If there is any unnecessary delay or refusal, this would be a breach of contract and the tenant would be within their right to have another contractor come in and fix the problem at the landlord's expense.

Here at Talbie's we understand that no matter how much and how quickly you want to be able to have issues fixed or rectified for your tenant(s), it is not always easy to find the time and / or people to assist. This is why we offer a comprehensive management service that caters for all property needs; from small jobs such as painting and decorating, to floor / carpet laying and evening building / extension work (please see our list below of the areas we cover, if you require something not listed, do not hesitate to contact us to see if we can still help).

Included within our management service is a point of contact for your tenant to call should there be any issues arising during the tenancy. The property manager will then make the necessary arrangements to have contractors go into the property, access the situation, and provide quotes. We will then contact you with their findings and you have the final say as to how we move forward. No works will be carried out without your prior authority (except in emergency cases such as gas leaks where you have been unreachable).

This service has been designed to maximise your time whilst still keeping you informed and in charge. As well as making sure your property is kept in prime condition for your current and future tenants.

In addition, Talbie's management service runs superbly with our innovative and personalised login area; which allows both the landlord and tenant to keep track of any work orders that have been requested. This provides both parties with full details of time frames for works to be carried out, as well as keeping the landlord updated with regards to quotes and invoices.
