Tenants

Renting a home can sometimes be complicated, sometimes even a frustrating experience, particularly if you are unsure of the process. So to help make the experience as straightforward as possible for you, we have outlined the 3 key steps: (please see tenant guide for additional and more detailed stages)

Register with us

To find your ideal property, we need to know as much as possible about your requirements. This includes your rental budget, the date by which you need to move, the type and size of property you need, etc. You can let us know all about your requirements by registering online, by phone or by visiting us where a member of staff can assist you.

Once you have registered your details and we have a clear understanding of your requirements, we will then be able to access all properties that match your criteria and these can be sent to you by SMS, e-mail and / or post.

Viewings

Viewings can be easily arranged and conducted during our opening times which are as follows:

Monday to Thursday - 9:30am - 6:00pm

Friday - 9:30am - 5:30pm

Saturday - 10:00am - 3:00pm

Should you require a viewing outside of these times (including Sunday and Bank Holidays), please contact a member of staff to make arrangements

A member of Talbie's staff will usually accompany and conduct all property viewings; and the Landlord will not always be present. Please note that we normally hold keys ourselves and can generally access properties to suit your availability, but in some cases, a Landlord may give us specific times / days for viewings (although we do ask them to be as flexible as possible). To save time in the long run, you should try to ensure that anyone likely to share in the decision views the property at the same time.

We will normally arrange to meet you at the property. However, if it is more convenient, we can meet at our office from where we can drive you (please be on time for viewings).

Once the viewing has been completed, we will need to know if you have any questions or if you are interested in renting the property (so please allow a short amount of time to discuss your thoughts with us after the viewing).

Making an Offer

If the property is suitable for you don't delay your offer as it could get secured for let by someone else on the same day! When you make an offer, you'll need to pay us a holding deposit to reserve the property (usually 2 weeks rent) and an administration fee to cover our tenant vetting costs. The holding deposit will then be deducted from your first month's rent. If you change your mind about taking the property once an offer has been accepted, you will lose your deposit.

Sometimes there may be an opportunity to negotiate the rental. This can be difficult, but by working with us, you'll benefit from our expertise in this area
