Advertise Only Service

Talbie’s are pleased to still be able to provide a service to landlords / vendors who own properties outside of our catchment area. This is called our “Advertise Only Service” and is only available to those whose property is outside of London

 

This service is only recommended to landlords / vendors who are able to carry out viewings on their own, and also have the ability / knowhow to negotiate the price* and terms (including the compilation of a tenancy agreement) with the applicant(s), as this will all be done solely by the landlord.

 

How does it work?

The Advertise Only Service is exactly as it sounds; we will advertise the property on your behalf, utilising our state of the art website, plus national property portals such as Zoopla, Findaproperty, Primelocation and Globrix. This advertising will continue for as long as it takes to find you a suitable tenant / buyer and we will use all means of advertising that are viable for your location (this may also include advertisement in papers and / or a “To Let / For Sale” board outside your property)

 

Depending on where your property is located, we will either visit your property in order to take pictures or request you send some pictures and property details into us via email. We will then use the details gathered to place your property onto the internet in order to gain interest and applicants. Once an applicant has been received and qualified (this involves brief specification questions outlined by you, not reference checks), we will contact you with their details in order for you to make viewing arrangements.

Wait…there’s more?

As an added extra (that we will provide you absolutely free should you wish to take it up) we will give you access to your own “online office”.

 

Should you be successful in placing a tenant / finding a buyer for your property, we will give you the option to use our unique online database which provides you access to your property details 24hrs a day, 365 days a year. All you need to do is send us your documents (e.g. signed tenancy agreement, documents, EPC, gas safety certificate etc) and we will upload it to your personal account which you can then check at your convenience. This is extremely useful to those who tend to misplace paperwork and also landlords / vendors with multiple properties who want to have all of their details in one, easy to access, place.

 

What does this cost?

We have set out a very straightforward and simple table for our charges relating to this service. Rather than charging a percentage of the rent / property value, we have a low flat fee, regardless of how big or small the size of the property may be. Please Note: we would require the payment up front before advertising would begin, but this advertising would continue until a suitable applicant is found. Please find the charges outlined below;

If referencing and / or default rent payments is something that worries you, along with the preparation of a thorough but fair tenancy agreement, we are able to come to you're rescue and add this to our service. Please see our Rent Guarantee section for more details on what our rent and legal cover...covers! (please note, confirmation of the rent agreed by both you and the potential tenant must be received before reference checks are carried out, please also note that you must make the tenant aware there is a small reference fee of £50 per applicant levied by our referencing company)

 

In addition, if you choose to use our "added protection" service, we will also put together a tenancy agreement that you can use and sign in relation to your property at no added cost!
